This Privacy Policy and Terms of Service ("Agreement") governs your access to and use of the Epps.ai platform, tools, and services ("Services") operated by Olesya Epps, doing business as Epps.ai ("Epps.ai," "we," "us," or "our").

By accessing or using the Epps.ai platform — including any tools, pages, or features made available at epps.ai or any subdomain — you ("User," "Client," or "you") agree to be bound by this Agreement. If you are accessing the Services on behalf of an organization, you represent that you have authority to bind that organization to this Agreement.

Information you provide directly: When you contact us, book a consultation, or submit a form, we may collect your name, email address, firm name, phone number, and the content of your message.

Information you input into platform tools: When you use Epps.ai's analytical tools, you may input deal data, financial projections, rent rolls, LP information, or other real estate data. See Section 4 for how this data is handled.

Technical information: We may collect standard web server logs including IP address, browser type, pages visited, and access timestamps. We do not use tracking cookies or behavioral advertising on the platform.

What we do not collect:

• We do not collect payment card information directly (handled by third-party processors if applicable)
• We do not collect biometric data
• We do not build behavioral profiles or sell data to advertisers
• We do not use third-party analytics that track users across the web

Information collected through the platform is used solely for the following purposes:

• Responding to inquiries, scheduling consultations, and delivering advisory services
• Processing inputs through AI tools to generate the requested analysis or reports
• Improving platform functionality and tool accuracy based on aggregate, non-identifiable usage patterns
• Communicating with you about your engagement, including status updates and deliverables
• Complying with applicable legal obligations

We do not use your data for: advertising, resale to third parties, AI model training, or any purpose unrelated to delivering the Services you have requested.

This means:

• Excel and CSV files uploaded to tools are parsed locally in your browser using client-side JavaScript (SheetJS). These files are not transmitted to Epps.ai's servers
• AI-generated outputs are rendered locally in your browser session
• Closing or refreshing a browser window clears all session data
• Epps.ai does not maintain a database of your deal analyses, financial models, or LP outputs

Contact form data submitted through Epps.ai forms (name, email, message) is retained by Netlify's form processing service and forwarded to Epps.ai's designated email. This data is retained for up to 24 months for business communication purposes and may be deleted upon request.

US Data Residency: All AI processing performed through Epps.ai tools uses Anthropic's API, which processes data on infrastructure located within the United States. Epps.ai does not route data through international servers. Form submission data is processed by Netlify, which operates US-based infrastructure.

Epps.ai uses large language models provided by Anthropic, Inc. ("Anthropic") to power its analytical and report generation tools. The following commitments apply to all AI-assisted features:

• No training on client data: Data submitted through Epps.ai tools is not used to train, fine-tune, or improve Anthropic's or Epps.ai's AI models
• Session-scoped processing: AI API calls are scoped to the current session. No data persists between sessions at the AI model level
• No cross-client exposure: Each session is independent. One client's inputs are never accessible to another client's session
• Human review: AI-generated outputs are tools to assist analysis, not final determinations. Users are responsible for reviewing and validating all AI-generated content before use

Epps.ai's use of Anthropic's API is governed by Anthropic's usage policies and privacy practices, available at anthropic.com.

Epps.ai implements reasonable technical and organizational measures to protect data from unauthorized access, disclosure, or loss:

• All data transmitted between your browser and Epps.ai's infrastructure is encrypted via TLS 1.2 or higher
• All API calls to Anthropic are encrypted in transit
• Platform access is restricted to credentialed users via password protection
• Epps.ai does not store financial model data or deal information server-side

No security system is impenetrable. In the event of a data breach affecting your personal information, Epps.ai will notify affected users within 72 hours of becoming aware of the breach, consistent with applicable law.

Epps.ai's platform relies on the following third-party services. Each is governed by its own privacy policy:

• Anthropic (Claude API): AI model provider. Processes tool inputs for analysis generation. US-based infrastructure. anthropic.com/privacy
• Netlify: Platform hosting and form processing. US-based infrastructure. netlify.com/privacy
• Google Fonts: Typography rendering. Loaded from Google CDN. policies.google.com/privacy

Epps.ai does not share your personal data with any third-party advertising networks, data brokers, or marketing platforms.

Depending on your jurisdiction, you may have the following rights with respect to your personal data:

• Access: Request a copy of personal data Epps.ai holds about you
• Correction: Request correction of inaccurate personal data
• Deletion: Request deletion of your personal data from Epps.ai's records
• Portability: Request your data in a structured, machine-readable format
• Objection: Object to certain processing of your personal data

To exercise any of these rights, contact olesya@epps.ai. We will respond within 30 days. Note that because Epps.ai does not store tool session data, most tool inputs are not retained and thus not subject to access or deletion requests.

Permitted use: You may access and use Epps.ai's platform and tools solely for your internal business purposes in connection with real estate investment, development, or asset management activities. You may not resell, sublicense, or redistribute access to the platform without prior written consent.

Prohibited use: You agree not to:

• Use the platform for any unlawful purpose or in violation of applicable regulations
• Attempt to reverse-engineer, scrape, or extract the platform's source code or AI prompts
• Input confidential third-party data without authorization from the data owner
• Use the platform to generate content intended to mislead investors or violate securities laws
• Share access credentials with unauthorized third parties

No investment advice: Epps.ai's tools generate analytical outputs for informational purposes only. Nothing on the platform constitutes investment advice, legal advice, tax advice, or a recommendation to buy, sell, or hold any asset. All outputs should be reviewed by qualified professionals before use in investment decisions.

Accuracy disclaimer: AI-generated analysis may contain errors, omissions, or inaccuracies. Epps.ai does not warrant the accuracy, completeness, or fitness for purpose of any AI-generated output. Users are responsible for independently verifying all outputs.

Service availability: Epps.ai makes no guarantees of uptime or continuous availability. The platform may be updated, modified, or temporarily unavailable without prior notice.

Epps.ai property: All platform code, tool design, prompt architecture, branding, and content created by Epps.ai is the intellectual property of Olesya Epps / Epps.ai. No license is granted to copy, reproduce, or commercialize any portion of the platform.

Client data: You retain all ownership rights to data, models, and information you input into the platform. Epps.ai claims no ownership over your deal data, financial models, or proprietary information.

AI outputs: Reports, analyses, and outputs generated through the platform using your inputs are provided to you for your business use. Epps.ai does not claim ownership of client-specific outputs.

To the maximum extent permitted by applicable law, Epps.ai and Olesya Epps shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the platform, including but not limited to investment losses, business interruption, or reliance on AI-generated outputs.

Epps.ai's total aggregate liability to any user for any claim arising under this Agreement shall not exceed the total fees paid by that user to Epps.ai in the three months preceding the claim.

Some jurisdictions do not allow exclusion of certain warranties or limitations of liability. In such jurisdictions, the above limitations apply to the fullest extent permitted by law.

This Agreement is governed by the laws of the State of California, without regard to conflict of law principles. Any disputes arising under this Agreement shall be subject to the exclusive jurisdiction of the state and federal courts located in San Francisco County, California.

Epps.ai reserves the right to update this Privacy Policy and Terms of Service at any time. Material changes will be communicated to active clients via email. Continued use of the platform following notice of changes constitutes acceptance of the updated terms.
